Why Do Florida Foundations Fail?
Florida's unique soil and climate create perfect conditions for foundation problems. Understanding the cause helps you choose the right solution.
Sandy Soil & Erosion
Florida's sandy soil doesn't compact well and washes away easily. Heavy rains erode soil beneath your foundation, creating voids that cause settling and sinking.
High Water Table
Much of Central Florida has a high water table. Water movement beneath your foundation causes soil to shift, leading to uneven settling over time.
Sinkholes & Limestone
Florida sits on limestone bedrock, which dissolves over time creating sinkholes. Even small sinkholes can cause significant foundation movement.
Poor Compaction
Many Florida homes were built on poorly compacted fill dirt. Over time, this soil settles unevenly, taking your foundation with it.
Drought & Moisture Cycles
Florida's wet/dry cycles cause clay soils to expand and contract. This repeated movement stresses your foundation and creates cracks.
Tree Roots
Large trees near your foundation absorb moisture from the soil, causing it to shrink and settle unevenly.
The bottom line: Florida foundations face constant pressure from soil movement, water, and erosion. Temporary fixes like foam injection don't address these root causes—only piering systems provide permanent support.
The Best Foundation Repair Methods: Piering Systems
Piering systems are the industry-leading solution for foundation problems. Why? Because piers reach stable soil or bedrock deep below your foundation, providing permanent support that addresses the root cause—not just the symptoms.
At GroundUp Leveling, we specialize in two proven pier systems:
Push Piers
Steel piers driven deep into the ground until they reach stable soil or bedrock. Push piers work like extra-strong legs for your foundation, transferring weight away from unstable surface soil.
- Reaches stable soil or bedrock
- Supports heavy loads (residential and commercial)
- Minimal disruption to your property
- Permanent solution with transferable warranty
Best for: Homes with accessible bedrock, heavier structures, and severe settling.
Learn MoreHelical Piers
Screw-in steel piers that anchor into stable soil. Helical piers are versatile and work in conditions where push piers can't reach bedrock.
- Screws into stable soil for immediate support
- Works in various soil conditions
- Minimal excavation required
- Fast installation (often 1-2 days)
Best for: Lighter structures, poor soil conditions, areas where bedrock is too deep.
Learn MoreBoth methods provide permanent solutions that stop settling, level your foundation, and prevent future movement. And both come with transferable warranties that protect your investment.
Foundation Repair Methods That Fall Short
Not all foundation repair methods are created equal. Some provide quick fixes but fail to address the underlying problem. Here's what we don't recommend:
Polyurethane Foam Injection (for foundation repair)
Foam injection lifts concrete by filling voids beneath it. While this works great for concrete lifting (driveways, sidewalks, pool decks), it's NOT a foundation repair solution.
- • Doesn't reach stable soil—foam sits on the same unstable ground
- • Can create water pockets and drainage issues
- • Temporary lift that can fail as soil continues to move
- • Not designed for structural foundation support
Note: We DO use foam injection for concrete lifting—it's the best solution for sunken slabs. But for foundation settlement, piering is the only permanent fix.
Mudjacking / Slabjacking
Similar to foam injection, mudjacking pumps concrete slurry under your foundation. Same problems apply—it doesn't address soil instability.
Concrete Piles
Concrete piles often don't reach the depth needed for stable support. They're also susceptible to the same soil movement that caused your foundation problems.
Sealants & Crack Repair (alone)
Sealing cracks addresses the symptom, not the cause. Cracks will reappear if the foundation continues to settle. We use crack injection as part of a complete repair—not as a standalone solution.
The bottom line: If someone offers a "quick fix" for foundation problems, be skeptical. True foundation repair requires reaching stable soil with a piering system.
Our Foundation Repair Solutions
We use proven methods and industry-leading equipment to restore your foundation's stability.
Helical Piers
Screw-in steel piers that anchor into stable soil deep below your foundation. Best for varied soil conditions and lighter structures. Installation typically takes 1-2 days with minimal disruption.
Learn MorePush Piers
Steel piers driven to bedrock for maximum load-bearing capacity. Best for heavier structures and severe settling. The most permanent foundation repair solution available.
Learn MoreWall Anchors & Carbon Fiber
Stabilize bowing, leaning, or cracked basement and retaining walls. Steel anchors provide pulling force while carbon fiber adds tensile strength.
Learn MoreCrack Injection
Epoxy or polyurethane injection seals cracks and restores structural integrity. Used alongside piering to provide complete foundation repair.
Learn MoreWhat Does Foundation Repair Cost in Florida?
Foundation repair costs vary based on the severity of damage, repair method, and scope of work. Here's what to expect:
Minor Repairs: $2,000 - $5,000
- • Small crack repairs
- • Single pier installations
- • Limited settling in one area
Moderate Repairs: $5,000 - $15,000
- • Multiple pier installations
- • Partial foundation stabilization
- • Wall anchor installation
Major Repairs: $15,000 - $40,000+
- • Full foundation piering
- • Severe settling
- • Commercial properties
Why Piering Costs More (But Saves Money Long-Term)
Yes, piering systems cost more than foam injection or crack sealants. But here's the math:
Temporary fix:
$3,000 now + $3,000 again in 5-10 years + continued damage = $10,000+ over time
Permanent pier solution:
$8,000 once + transferable warranty = $8,000 total (and adds home value)

Frequently Asked Questions
How do I know if I need foundation repair?
Warning signs include cracks in walls, sticking doors, uneven floors, gaps around windows, and bowing basement walls. Schedule a free inspection for an honest assessment.
How long does foundation repair take?
Most residential projects take 1-3 days depending on the scope. We'll provide a timeline during your free inspection.
Is foundation repair covered by insurance?
It depends on the cause. Sudden events like sinkholes may be covered. We can provide documentation for your insurance claim.
Do you offer financing?
Yes. We offer flexible payment options including cash, check, credit card, financing, Zelle, and Venmo.
What's the difference between helical piers and push piers?
Push piers are driven to bedrock and best for heavier structures. Helical piers screw into stable soil and work in more soil conditions. During your free inspection, we'll recommend the best option for your situation.
Is foam injection a good foundation repair method?
No. Foam injection is excellent for lifting concrete slabs (driveways, patios), but it's not a structural foundation repair solution. Foam doesn't reach stable soil and can fail over time. For foundation problems, piering systems are the only permanent fix.
How do I know if I need piers or just crack repair?
If cracks are caused by foundation settling, crack repair alone won't solve the problem—the cracks will return. We assess whether your foundation is actively settling during our free inspection. If it is, piering stops the movement, then we repair the cracks.
Do you offer warranties on foundation repair?
Yes. All our piering work comes with transferable warranties, which means the warranty transfers to the new owner if you sell your home. This adds value to your property.
